Combining two New York apartments can produce a residence that is materially better than either unit alone, but it is rarely a simple interior renovation. The decisive questions arise before finishes and furniture: whether the building will approve the work, whether the proposed opening respects structure and fire protection, whether the plumbing and electrical systems can support a revised plan, and whether the resulting home still works as a coherent residence. An owner should treat a combination as a feasibility exercise with design consequences, not as two purchases joined by a doorway.

Start with the building, not the floor plan

The first question is whether the two apartments can function as one legal and operational residence. In a condominium, that usually involves the board, managing agent, governing documents, and the alteration agreement. In a co-op, the proprietary lease and house rules may impose additional consent requirements and may address whether the shares and maintenance allocations remain separate. Neither form of ownership eliminates the need to understand the building’s own approval process. A Department of Buildings filing is not a substitute for board approval, and board consent does not replace a required filing.

Before committing to a purchase, request the alteration agreement, house rules, recent alteration applications if available, and any building standard for wet-over-dry work, sound control, work hours, insurance, deposits, elevator use, and contractor access. A prudent team also asks the managing agent how the building has handled prior combinations. That history does not guarantee approval, but it may reveal recurring concerns such as protected corridors, structural walls, riser capacity, landmark review, or limits on construction staging.

The opening between units is an architectural and code decision

A new connection is often described casually as opening a wall. In an apartment building, that wall may be a nonstructural partition, a structural shear wall, a masonry bearing wall, a fire-rated separation, or a location carrying electrical, plumbing, sprinkler, or communication services. The answer cannot be inferred from a listing plan. It requires field verification, review of original drawings where obtainable, and often an engineer’s analysis. A door opening through a structural or fire-resistance-rated assembly may require a specifically designed detail rather than a standard interior opening.

The building consequence is larger than the opening itself. Removing or altering a rated assembly may affect compartmentation, smoke movement, and the permitted means of egress. A combination can also change the circulation pattern inside the residence, creating a long path from a bedroom suite to the entry or producing a private wing that feels disconnected from the shared rooms. The best connection is therefore not necessarily the most central opening. It is the one that supports a clear sequence of arrival, family life, guests, service, and retreat while meeting the building’s technical requirements.

What to investigate during due diligence

An architect and, when indicated, a structural engineer should identify the candidate connection locations before the deal becomes irrevocable. The review should locate columns, perimeter beams, party walls, shafts, electrical closets, risers, existing door frames, and likely fire-rated assemblies. It should also confirm whether both units are on the same level. A vertical combination introduces a different class of issues, including slab penetrations, stairs, acoustic separation, plumbing routing, and potentially greater structural intervention. The earlier this information is known, the more honestly an owner can evaluate price, scope, and risk.

Wet rooms, risers, and electrical capacity set the real planning limits

The apparent opportunity in a combination is often a larger kitchen, additional baths, a laundry, or a new primary suite. Those moves are governed by the building’s vertical infrastructure. Kitchens and bathrooms are easier to build near existing plumbing stacks, because drain lines need slope and new venting, waterproofing, and access may be difficult to accommodate. Moving a wet room far from a riser can consume ceiling height, require a raised floor, or be prohibited by building rules intended to protect neighbors below.

Electrical work deserves the same early attention. A combined home may add induction cooking, multiple HVAC units, washer-dryers, heated floors, home office equipment, lighting controls, and more receptacle demand. The apartment panel, feeder, meter arrangement, and building service must be assessed rather than assumed adequate. Existing buildings also frequently contain concealed conditions that only become visible during demolition. A contingency is not a luxury in this work. It is a response to the fact that the design team is intervening in systems that were installed in stages, under earlier codes, and sometimes with incomplete records.

A larger plan should be reorganized, not simply enlarged

The most common design mistake is to preserve both original apartments almost intact and add a passage between them. The result can retain two undersized kitchens, duplicated entries, awkward corridors, and rooms that have no clear role. A successful combination begins by deciding what the enlarged residence needs to do that the separate units could not. That may be a family room beside a kitchen, a suite of quieter bedrooms, a workroom with acoustic separation, a guest room that preserves privacy, or a more generous sequence of living and dining spaces along the best light and view.

Existing entries are a particularly consequential decision. Retaining two entries can support service, caregivers, guests, a multigenerational household, or a future re-separation strategy. Closing one may improve the clarity and usable area of the plan, but it can require work at the corridor side and may need building consent. The same is true of a second kitchen. It may become a pantry, laundry, office, bar, or secondary family space, but its removal or conversion should be considered alongside plumbing access, ventilation, resale expectations, and the possibility that the owner may eventually want two legal units again.

Permits and approvals should be sequenced as one project

New York City classifies alteration filings by the work involved. The Department of Buildings describes Alteration Type 2 as multiple kinds of work that do not change use, egress, or occupancy, while Alteration Type 1 involves changes that affect use, egress, or occupancy. The classification is determined by the proposed work, not by the owner’s preferred label. Apartment combinations are commonly associated with interior alteration filings, but an architect should evaluate the actual scope before assigning a filing path. Licensed trade filings, special inspections, or other technical submissions may be needed depending on the systems and construction involved.

The project should also be checked against current energy requirements when it includes affected envelope work, lighting, HVAC equipment, or other regulated systems. In designated historic districts or individual landmarks, exterior-facing work and sometimes visible mechanical equipment can introduce Landmarks Preservation Commission review. These reviews are manageable when accounted for in the sequence. They become disruptive when an owner has already selected equipment, started procurement, or accepted a construction schedule that assumes no external approval.

Board review is a design input, not only an administrative step

A board package commonly asks for drawings, a scope, insurance certificates, contractor information, schedules, and protection procedures. That requirement changes how the project should be documented. A clear set of early drawings can show that the team understands building operations: where materials enter, how common areas are protected, how debris leaves, how noise and dust are controlled, and how utilities remain available. This is not presentation theater. In occupied multifamily buildings, construction logistics are part of the design problem because the work shares elevators, corridors, risers, and hours with neighbors.

Acoustics, air, and existing conditions are part of the value proposition

A combination creates an opportunity to correct conditions that were tolerable in a smaller unit but unsatisfactory in a larger home. Those can include inadequate acoustic separation around bedrooms, poor storage, uneven air distribution, overheated perimeter rooms, or a lack of dedicated work space. Acoustic performance should be addressed at partitions, floor assemblies, door seals, duct penetrations, and equipment selection, rather than through finish materials alone. HVAC should be planned for zoning and service access. If systems are concealed behind custom millwork without a maintenance strategy, the finished apartment may become difficult and expensive to operate.

Existing-condition investigations may include probing, limited opening work, asbestos or lead assessments where appropriate, survey verification, and coordination with the building engineer. The point is to convert uncertainty into defined scope before a contractor has priced an incomplete set of assumptions. Owners should ask which unknowns can be resolved by documents and noninvasive review, which require exploratory work, and which must be carried as a construction contingency.

Consider resale and reversibility without letting them dominate the plan

A combined apartment serves a particular household, but it is also an asset with a future buyer and a future building administration. Retaining two legal entrances, respecting the logic of the original units, and avoiding irreversible work where it adds little value may make future reconfiguration easier. That does not mean preserving every compromise of the existing layout. It means identifying the features that support flexibility, including independently usable bedrooms, rational plumbing locations, separable systems, and circulation that can be understood without elaborate reconstruction.

Market value should not be reduced to square footage. A large but poorly organized residence can compare unfavorably with a smaller apartment that has better daylight, proportion, storage, bathroom count, and bedroom privacy. For an investor or buyer evaluating two adjacent units, the relevant comparison is the cost and risk of producing a coherent residence against the quality of alternatives already available in that building and submarket. A broker’s perspective can inform that analysis, but it should be paired with the architect’s assessment of what the building can actually support.

A practical pre-purchase sequence

Before closing or waiving a contingency, assemble a focused feasibility team. The architect should review plans, building rules, and the proposed program. A structural engineer should be brought in when the connection, slab, columns, or loads raise questions. The managing agent and building engineer should identify operational constraints, and a real estate attorney should clarify the ownership and approval documents. From that work, the owner should receive more than an attractive test fit: a short list of viable connection locations, a preliminary systems strategy, an approvals map, material unknowns, and a realistic scope boundary.

The central insight is simple. A combination succeeds when the owner evaluates it as an intervention in a collective building before treating it as a private interior. The apartments may be adjacent, but their walls, risers, corridors, structural frame, legal documents, and neighbors are shared conditions. The design can then use the larger footprint to create a more composed, durable residence instead of merely a bigger one. Procurement and construction require a defined scope

A combination is vulnerable to scope drift because it starts with an attractive real estate proposition, then accumulates systems work that is not visible in listing photographs. The owner should distinguish between the work that creates the combined plan, the work required to make that plan code-compliant and operable, and elective improvements that can be deferred. This distinction gives the project team a way to protect the central architectural idea if pricing reveals that some secondary work should be phased or reconsidered.

Before selecting a contractor, the drawings should establish the connection detail, wet-room strategy, HVAC approach, major electrical work, permit responsibilities, protection measures, and key owner-supplied items. A contractor can then price a defined scope rather than infer one from a design intent. The contract should make clear how concealed conditions, substitutions, long-lead equipment, and changes are evaluated. In a building with narrow service routes or limited elevator windows, logistics should be priced as a real part of the work, not left to be solved after mobilization.

Construction sequencing also affects the household. If one unit remains occupied during work in the other, dust containment, temporary utilities, safe circulation, and noise limits need early coordination. If both apartments are vacant, the team may have greater flexibility, but the building’s permitted hours and elevator protocols still shape the sequence. A decision to proceed should therefore rest on a coordinated view of approvals, drawings, procurement, and access. Separating those discussions tends to make the construction period harder than the design phase suggested.
